About the Initiative

NCPC, the General Services Administration, and the District of Columbia are reimagining the area south of the National Mall. As the federal government looks to consolidate its footprint and dispose of underutilized properties, this initiative offers a generational opportunity to transform the 230 acres south of the Mall into a vibrant mixed-use district.

In May 2025, NCPC, in partnership with the Public Buildings Reform Board, worked with the Urban Land Institute Washington to release a Technical Assistance Panel report on transforming the James V. Forrestal Building site and catalyzing a new district in Southwest Washington. These efforts will create a gateway from the National Mall to the Southwest Waterfront and unlock redevelopment opportunities along the 10th Street, SW corridor.
